  • Are you a full-service brokerage/agent?
    Absolutely! Although my pricing structure may look a little different than you're used to, I offer all the services that an agent who charges a commission does! Because I offer a flat fee and then allow you to decide which marketing tactics you'd like to employ, it just looks a bit different. This allows you to have the most freedom to sell your home the way you want to.
  • How does "flat fee" pricing work?
    Great question! This is a really different concept in real estate! A flat fee is agreed upon when we sign the Listing Contract or the Buyer Agency Agreement. Once that is set, it stays that way, even if you buy or sell a home for more than you originally thought. This allows you to feel confident that an agent isn't pushing you to a higher price just to make more money. Not only that, you won't feel pressured to make a deal so the agent can make money. This takes the pressure off! You can always be certain that we are giving you the best advice and that we are working in your best interest.
  • What if I end up not buying a house? Do I still pay?
    Yes. We are providing the services and cousel to help you buy a home... or figure out that it's not the best time to do so. Our contracts are for 90 days, which takes us through the typical buying process. We track hours and will prorate any fees not utilized after the 90 day period expires.
  • Why is your contract 90 days?
    Great question! In the current market, the average number of days a home is on the market is about 30 -- give or take a few. The average time from contract to closing is 45-60 days. This 90 day period should get us through a typical transaction from start to finish.
  • What if it takes longer than 90 days to close on the house?
    It depends. Becuase of the extremely competitive market, it can definitely take longer than 90 days for a buyer to find a home and close. Therefore we track the number of hours used during the process. If you hit a dry spell in homes you're interested in, we'll most likely have hours left from the initial payment. If not, we will discuss any additional payment that may be necessary. In the case of a home not selling in the 90 day period, we will evaluate why it's not selling and determine the best course of action. Higher priced luxury homes will generally have a longer listing contract period due to the nature of those sales.   • What are billable hours?
    Although we don't bill hourly, we know approximately how many hours it will take to complete a typical transaction, which is how we developed our pricing structure. Therefore we will keep track of the hours we put towards your needs. At our initial consultation, we will discuss what we do and approximately how much time it takes for each item so you know exactly what you're paying for.
  • Why not just charge a commission?
    Great question! We've thought about this a lot! As a fiduciary, we are ethically bound to work in your best interest and always put your interests ahead of ours. We believe that a commission paid at closing is a direct conflict with your interests. In addition, our expertise is valuable. We want to offer you the best we have and be compensated fairly for it. As with other fiduciaries, it is standard and typical to be paid a fee for service. This system is proven to be the best to eliminate conflicts of interest.
