Affordable andTransparent: Flat-Fee Real Estate Pricing in Pittsburgh

Updated: Aug 1

Transparent pricing in real estate is here in Pittsburgh!

I can’t say (or not say) there was price fixing with the named plaintiffs in the NAR Lawsuits, but there certainly were limitations on my ability to adjust commissions.

Well, hallelujah!  I'm free!

I have created a much simpler and transparent pricing structure!  This is in the form of a fee, rather than a commission.  What’s the difference? In the real estate world, a fee is a payment that is received for services rendered, i.e. an administration fee that is defined in advance for a service.  A commission is a percentage of the final sale price paid at closing.  For example, a buyers’ agent works with a client and at the closing gets paid 2.5% of the final sales price.

There is a serious trust issue in real estate right now.  Agents are seen as sneaky and sleezy salespeople. Some of this is justified and some not.  Ultimately though, it’s our duty to repair this situation.

When an agent must wait for a home to sell to get paid, it creates a conflict of interest in my opinion. Imagine you had to wait for your paycheck for 60, 90 or even 180 days.  This would most likely cause a lot of stress for you and your family.  In moments like this, what some people refer to as “commission breath” rears its ugly head.  I’m not suggesting that any agent does anything inappropriate or unethical, however perception is reality.

As fiduciaries, we are bound by ethics to always put our clients’ needs before our own.  This new compensation framework allows very clear expectations to exist between client and fiduciary. Most importantly, it allows us to rebuild trust after the series of damaging lawsuits in the industry.
